The market
What Cape Coral Is
The Gulf coast is a different kind of boating from the Atlantic side, and a different kind of ownership. Cape Coral has more miles of canal than any city in the world, which means a great many boats live behind the owner's house rather than in a marina, and dockage, the biggest line in most ownership budgets, disappears.
The water is shallower and calmer. Charlotte Harbour, Pine Island Sound and the barrier islands give protected cruising with real destinations, and Boca Grande Pass is one of the great fisheries in the country. The boats reflect it: centre consoles, bay boats, express cruisers and trawlers rather than deep-vee ocean crossers.
It is also the western end of the Okeechobee Waterway, so boats move between here and Stuart regularly, and a buyer looking on one coast should be looking on both.
A dock behind the house
Canal-front property with a private dock is ordinary here and rare almost everywhere else. It removes the largest recurring cost of ownership, which changes the whole arithmetic.
Protected water, real destinations
Pine Island Sound, Charlotte Harbour and the barrier islands, Cabbage Key, Useppa, Cayo Costa, are cruising you can do in a day with no ocean passage involved.
Boca Grande Pass
The tarpon fishery is world-known and the reason a large part of the local fleet is configured the way it is.
Across to the Atlantic
The Okeechobee Waterway runs from here to Stuart, so this coast is connected to the other one, for boats whose draft and air draft allow it.

Cape Coral Questions
Do I need a marina on the Gulf coast?
Often not, and that is the single biggest financial difference between this coast and the Atlantic one. Cape Coral in particular is built around navigable canals with private docks, so the largest recurring cost of ownership can simply not apply. Check the bridge clearances and the depth in your own canal before buying the boat, though. The constraint moves from cost to size.
What size boat suits this coast?
Shallower draft than the Atlantic side wants, generally. Centre consoles, bay boats, express cruisers and trawlers do well; a deep-draft ocean boat spends its life watching the tide. Draft is the first specification to check on any boat you are considering for the Gulf, ahead of length.
Can I get to the Atlantic without going round the Keys?
Yes, through the Okeechobee Waterway to Stuart, which turns a long offshore trip into a two-day inland passage. It depends on your draft against the controlling depth and your air draft against the fixed bridge. Both published, both worth checking for the current season rather than trusting last year's figures.
Is the market here smaller?
Smaller than Fort Lauderdale, but not small. There are usually well over a hundred and fifty boats listed between Cape Coral, Fort Myers, Punta Gorda and Naples. Prices tend to sit a little below the Atlantic coast for comparable boats, which is worth knowing whichever side of a transaction you are on.
